One of the biggest challenges in land use management’s discussion is the choice of policy which is according to the traffic restrictions and the land use features. Nowadays, land use management policies were considered as the most effective solution in traffic reduction. Various policies consist of optimized zonal development and creating mixed land use have used exclusively or together, in the large variety of studies. Among all current land uses in Isfahan, commercial land use assessed in order to evaluating sustainable transportation index. The first study in land use assessment was implemented. Institute of transportation engineers in the US codified the trip generation manual for different land uses which its results and methods of commercial land use were used in this study. In the first step, identifying and selecting among different case studies were done. Then, based on, clients’ traffic volume in each parking tried to achieve trip generation rate or trip generation model. It is exigent to mention that trip generation model was based on counted cars and gross leasable area in ITE study. Although Tehran’s trip generation study is similar to ITE study, Tehran’s survey includes some question about previous oriented, next distention, mode of trip, and counted clients, which is not existed in ITE study. In this study, in addition to evaluating previous studies about land use, more variables such as scope, accessibility, and etc. were gained by interviews and sustainable transportation indictors were evaluated according to these parameters. Commercial lands use includes variety of Isfahan’s lands use. In this study, lands use that provide daily requirements were evaluated. Kowsar groups daily market and hyperstar of Isfahan city center performance are similar, but hyperstar is located in mixed land use. Frequent and important indictors such as local polluters and greenhouse gasses, fuel consumption, accessibility of privet cars, accessibility to transit, accessibility to non-motorized transportation, safety, users’ costs, systems’ costs, and value of time were selected. Based on these indicators conduct the survey for interview with clients. The number of samples was calculated from the number of shopping trips in Isfahan. Then, in terms of geographically samples were distributed in 5 places. Also, Interview and counting the clients were done in these places. Data base has made by gathered information. Moreover, daily bills of other markets that weren’t in the surveying area were extended to Data base. The main distinguishing feature of this study is evaluating all indictors in scope area. Trip generation model is achieved by population in scope and area. Evaluation method is Multiple-criteria decision analysis. Weigh of indicators were gained from expert opinions on AHP form. Sustainable transportation indicator was gained from weigh of other indicators and other statistic process. Comparison of indicators were done in two levels. At first level, calculating indicators were based on daily clients. At second level, calculating indicators were based on one client. Although, Kowsar daily market considered as optimized zonal development, hyperstar considered as mix land use. Results of assessment at first level shows that kowsar number 7 sustainable index is 0.89 which has the best performance because its located in downtown and easy access to transit and non-motorized transportation. Results of assessment at second level shows that kowsar number 2 sustainable index is 0.79 because it has limited scope and high population density which reduce travel time. Sustainable index of kowsar groups daily market is 0,59 and sustainable index of hyperstar in Isfahan city center is 0.18. the reason why these difference number is travel length and travel time in daily requirement shopping.
